Can you hold a place before I apply?
No. We do not hold properties until there is a completed application presented to Kerr. Once the first person or first group's completed application(s) has / have been received the vacancy is pulled from the market as we do not accept applications from multiple parties. -
Do I pay first month’s rent and last month’s rent with my security deposit?
No. We require first months rent and a security deposit. If you plan on moving in on or after the 15th of the month you would be required to pay the prorate for that month, the next month's rent and the security deposit. -
How old do you have to be to apply?
Every person over the age of 18 years old that plans on residing at the property is required to submit a completed application. -
Is the deposit refundable?
Yes. All deposits are refundable. -
Who needs a cosigner?
Kerr Properties, Inc. will only accept a local qualified (Tri-County) co-signer if the applicant has a slight lack of income. -
You have a property I want to rent. How do I apply?
You can apply on our website www.kerrpropertiesinc.com. When you click on one of the vacant property ads you will see a button, green in color, that says Apply Online. -
How do I pay rent?
Rent can be paid in numerous ways. The first month's rent and security deposit are always required to be paid with certified funds (Bank Check, Cashier's Check, Money Order). From that point forward you can pay with a personal check or pay online using an eCheck or a debit / credit card through your secure resident portal. You can also choose to continue to pay with certified funds. -
I want to get a pet. What do I do?
Our pet policy can be found on the Screening Criteria tabs on the Find a Home page at www.kerrpropertiesinc.com/portland-homes-for-rent. -
I want to move out, but my roommate wants to stay. What do I do?
Each resident that is wanting to vacate is required to submit a written minimum of 30 days notice to vacate. This can be submitted online at www.kerrpropertiesinc.com/30-day-notice, mailed to 13255 SE 130th Ave. Ste. #700 Happy Valley, OR. 97015 or dropped in our drop box located at the same address in the first bay of the self storage building. There will also be an addendum to Add or Remove Residents that all parties will be required to sign. -
My lease expiration is coming and I want to move out. What do I do?

Who is responsible for paying for repairs & maintenance requests?
Ultimately the payments for maintenance and repairs falls on the property owner however if any repairs or maintenance are deemed to be resident caused, whether by accident, neglect or abuse, the residents will be presented a copy of the invoice to reimburse the property owner.
